From guest capacity and bedrooms to noise rules and extra charges, this checklist helps families and groups choose a pool villa with fewer surprises.
Maximum occupancy does not tell the whole story
A villa advertised for ten or fifteen guests may count sofa beds or floor mattresses. Separate adults, children and older travellers, then confirm the actual bedrooms, beds, bathrooms and shared spaces. If anyone needs privacy, ask about the room layout before payment rather than relying on the headline capacity.
A starting price may not be the final total
Rates can change by date, group size, public holiday and optional services. Check cleaning fees, security deposits, extra-person charges and pet fees. Compare the final amount for the same dates and the same group, not two unrelated starting prices shown on listing cards.
Location shapes the whole group experience
Khao Yai and Khao Kho suit groups prioritising mountain scenery and cooler surroundings. Hua Hin, Pattaya and Chonburi work well when restaurants and varied activities matter. Songkhla offers a southern atmosphere and family-friendly options. Open the map and compare each property with the places your group will actually visit; a broad destination label is not enough.
House rules matter as much as the pool
Confirm pool hours, noise limits, party and cooking policies, and parking capacity—especially when the group arrives in several cars. Families should check pool depth, barriers and slippery surfaces. Groups with older guests should ask about stairs, ground-floor bedrooms and the distance from parking to the house.

- Confirm real beds, not only the number of rooms.
- Include mandatory fees and services in the total.
- Read cancellation and refund timing carefully.
- Check arrival, departure and key collection instructions.
- Save the property's contact channel before travelling.
A good group booking is not simply the cheapest option. It gives every guest the same understanding of the rules before departure, reduces unexpected costs and allows the host to prepare the right service.
